Our Specifications
Structure
Pre cast concrete footing blocks with tie downs as required. Timber frame 2400mm ceiling height. 19mm Tongue & Groove water resistant structural particleboard sheet flooring, glued and nailed. Wet area floors - 15mm compressed thicksheet and screwed. Fire retardant foil to external walls, R3.0 insulation batts to ceilings and R2 to external walls. Construction to wind loading of 41 metres per second.
External Features
Cladding - Hardiplank painted to builders specification. Roof - Zincalume (screwed & fixed). Painted steel fascias. D type or OG gutters. Aluminium horizontal sliding windows powder coated complete with flyscreens. Front door - decorative. Rear door - finish panel or aluminium sliding door. Porches - Permapine deck (where shown on plan).
Internal Features
10mm Gyprock ceilings & wall linings (flush jointed). 55mm cornices, 6mm Villaboard to bathroom and ensuite walls. Internal doors - painted flush panel. Door furniture from builders selection. Painted throughout to builders specification. Mastic filled control joints as required. MDF architraves and skirtings (painted).
Kitchen
Generous amount of cupboards with Laminex tops and Colourpanel fronts. Wide range of colour combinations available.
600mm Postform bench tops. Melamine shelving, cutlery drawer, 1½ bowl stainless steel sink, Flick Mixer as standard. Stainless Steel Under Bench Oven & Cooktop. Exhaust fan to ceiling.
Bathroom
Acrylic bath 1500mm (refer to plan), acrylic hand basin, full vanity width mirror, towel rail, vanity units, clear laminated shower cubicle and exhaust fan.
Laundry
45L acrylic wash trough, washing machine taps and drain swivel laundry arm. Toilets -Slimline astern, Vitreous China pan
(white).
Tiling
Ceramic or quarry tiles to wet area floors, wall tiles 1800mm high to shower area, 2 tile rows over laundry trough and 3 rows over bath, 1 tile row over vanity. Balance 1 tile row skirting.
Electrical
Generous amount of light and double and single power points. T.V. points, hard wired smoke detection system Residual Current Device (RCD) to meter box, exhaust fan to kitchen - NB: All wiring terminated at meter box for owner to arrange connection to mains supply.
Tapware
Vogue Sink Mixer or similar to Kitchen, Vogue Laundry and Bathroom outlets. Other tapware available (optional).
Plumbing Instantaneous gas hot water service. Drainage wastes and water penetrated through floor for owner to arrange connection to water supply and sewer/septic.
Insurance and Maintenance
Fully covered by H.I.A. Indemnity Insurance. Insurance for duration of construction and delivery. Three month Defect Liability period. Five year Structural Warranty.
